Why We're Building This.

This project started with a simple observation: Columbia, Missouri has grown steadily in population, in businesses, and in ambition — but the commercial real estate market hasn't kept up. Yes. The building is designed with adjacency in mind. If you start in a 1,500 SF bay and grow into needing 3,000 SF, we can work with you to expand into an adjacent unit when one becomes available. This is a real advantage over signing a 5,000 SF lease on day one and spending years rattling around in too much space.
Yes. Individual bay signage is permitted per the building's sign criteria. Details will be included in your lease package.
Every bay includes 200-amp, 3-phase, 480V electrical service at minimum. Operations Bays can be upgraded to 400-amp service. This handles CNC equipment, welding, spray booths, large compressors, and most light manufacturing loads. If you have an unusual power requirement, flag it in your waitlist application and we'll confirm compatibility before you get to the lease stage.
