This project started with a simple observation: Columbia, Missouri has grown steadily in population, in businesses, and in ambition — but the commercial real estate market hasn't kept up. Flex space, small-bay warehouses, and contractor garages are scarce for the businesses that actually make this city run.
The big distribution centers and corporate campuses get all the attention. But what about the electrician who needs a real shop? The auto detailer who needs a proper bay? The e-commerce seller shipping 200 orders a day from a spare bedroom?
We designed this from the ground up for those businesses. Twenty-four bays. Building specs that would make a facilities manager from a Fortune 500 company nod in approval — at rents that work for a business doing $500K a year.
Opens in 2027. This is a long-term commitment to providing flex industrial space for lease that growing Columbia, MO businesses deserve — and we're just getting started.
